Embassy Riverine vs Embassy South Reserve: villas or apartments at Embassy Origins

Embassy Riverine and Embassy South Reserve are the two halves of the same township. Embassy Origins, at Tarahunase north of Yelahanka, has a villa enclave and an apartment community, each with its own entrance, lake and clubhouse. Riverine is the villa half: 217 villas in 4 BHK and 4.5 BHK layouts from ₹14.10 Cr. South Reserve is the apartment half: 2, 2.5 and 3 BHK flats in nine towers. Both launched together in September 2026.

How do Riverine and South Reserve compare?

The two RERA numbers are one serial apart and carry the same date, 9 September 2026. They are separate registrations, so check the right one for the home you are buying.

What do the two halves share?

Most of what makes Embassy Origins unusual is shared. Both sit inside a township of about 85 acres with five lakes linked by a riparian corridor of about 41 acres, more than 4,000 trees and about 5.37 crore litres of water storage. Both have the same schools nearby, including Stonehill International School and Gurukul School, and the same road to the airport.

Riverine sits a short distance north of the apartments, so distances to schools, stations and the airport are almost the same for both. Our Embassy Riverine location guide lists them.

What does Riverine have that South Reserve does not?

Space on the ground and privacy. A Riverine villa starts at 4,251 sq.ft., more than double the largest released apartment layout. Embassy's renders show homes on three levels with terraces, set in rows along tree lined streets. The villa clubhouse has a spa, salon, gym and dining and banquet space, and the enclave adds an outdoor pool, padel, pickleball and tennis courts, a football and box cricket ground and a pet park.

What does South Reserve have that Riverine does not?

A lower entry point, released floor plans with carpet areas, and the Ribbon, a continuous rooftop walkway that links all nine towers. Apartment living also means less upkeep and a building that is easier to lock and leave. For a buyer who wants the setting but does not need a 4 BHK, it is the more practical choice. Which half suits which buyer?

• Riverine suits larger families who need four or more bedrooms, want a home they can grow into for decades and can budget ₹14 Cr or more plus about 6.6% for stamp duty and registration.
• South Reserve suits young families, couples, buyers for parents and investors who want the same landscape and schools at a lower price and with less upkeep.
• Either suits someone who works near the airport or flies often. Neither suits a daily commute to Whitefield or Electronic City well.

Is one a better investment?

We would not call either one. Neither has published a possession date, and only Riverine has published a price. Villas in a planned township are scarce, which tends to hold value.
