A "villa home" is not a legal category. Embassy says so itself. The disclaimer in its Embassy Riverine presentation reads: "'Villa Home' is a marketing expression and does not denote the legal nature of the constructed unit." So the phrase tells you about the look and feel of the home, not about what you will own. That has to come from the documents.
This guide explains what a villa home can mean in Bengaluru, why the difference matters, and the questions to ask before you book at Riverine.
What does Embassy show?
Embassy's renders show homes in rows along tree lined streets, attached to their neighbours, on three levels with terraces. Embassy describes 217 of them in 4 BHK and 4.5 BHK layouts. The presentation and the price sheet do not say whether each villa comes with its own plot of land.
That is not unusual for a launch presentation. It does mean the answer is yours to ask for.
What can a villa mean in law?
In Bengaluru, homes sold as villas usually fall into one of two broad structures. The names vary, so look at the documents, not the brochure.
| Plot and house | Home with undivided share | |
|---|---|---|
| What the sale deed describes | A plot with measurements and boundaries, and the house on it | A home, plus a share of the whole project land |
| Land you own | Your own plot | A fraction of the common land, held with all owners |
| Changes to the home | Within local rules and the association's terms | Usually need the association's consent |
| Common in | Plotted villa layouts | Group housing, row houses and villaments |
Neither is better in every case. A home with an undivided share can come with stronger common management, and a plot can give more freedom. What matters is that you know which one you are paying for, and that the price reflects it.
Why the difference matters to you
- Resale. Buyers of large homes often ask about land. Being able to say exactly what land you own helps the resale conversation.
- Area and price. If a plot is part of the sale, its size should appear alongside the home's carpet area. Embassy's sheet prints one size per layout, and does not say which area it is. Our guide to the Riverine layouts covers the area question.
- Changes and extensions. Whether you may add a room, cover a terrace or change the garden depends on the structure and the association's rules.
- Property tax and khata. Ask whether each villa will get its own khata and how property tax will be assessed after handover.
Questions to ask Embassy about a villa home
- How will the sale deed describe my villa: as a plot with a house, or as a unit with an undivided share of land?
- If there is a plot, what are its dimensions and its area, and is it marked on the approved layout?
- If there is an undivided share, what is my share, and how is it worked out?
- Which area is the price charged on, and what is the carpet area?
- Who will own and maintain the roads, lakes, clubhouse and riparian corridor?
- What may I change on the outside of the home after handover?
Ask for the answers in writing, and check that the draft agreement for sale says the same thing.
How to check it on the RERA portal
Embassy Riverine is registered with Karnataka RERA as PRM/KA/RERA/1251/309/PR/090926/008924. Open the project on rera.karnataka.gov.in and read the details Embassy filed: the type of development, the land, the number of units and the approved plans. The plans show whether the land is divided into individual plots. Our Riverine RERA guide walks through each step.
If anything on the portal differs from what you were told at the sales office, ask for the difference to be explained in writing before you pay a booking amount.
Get a lawyer to read the agreement
At this price, a property lawyer's fee is a small cost. Ask them to read the draft agreement for sale and the sale deed format, and to tell you in one paragraph what you will own. Our hub's guide to the property registration process in Karnataka explains the documents you will sign.
Does this change whether Riverine is worth it?
Not on its own. The setting, the lakes and the clubhouse are the same either way. It changes how you compare Riverine with other villa projects, and what you can do with the home later. Our Embassy Riverine review weighs this alongside the other open questions.
Next step
Send us your questions and we will put them to Embassy and send you the written answers, with the plan and price sheet for the villas available.
